Buying a Home

Buying a home or propery provides you with many benefits. The obvious benefit is that your new home will provide you and your family with a dwelling to live in. A home also in an investment that will increase in value over time. And then there are the tax benefits that home owners can claim.

When buying a home, you can find listings yourself online and in the local homes magazines and newspapers. Or, you may want to go through a competent real estate agent. A realtor can provide you with many benefits such as determining what you can afford and pre-qualifying you for your mortgage. They also have access to a large number of listings through the MLS system. Real estate agents will also ease you through the buying process and the paperwork involved.

Finding the right realtor is one of the most important steps in buying a home. You can locate them online, through the your friends, family, and co-workers, or you can find a real estate agent by looking them up in the yellow pages and contacting them yourself. Shop around and don't settle on the first one you find. You will need a competent one, so ask around and find people that have used them in the past and get their recommendation.

Financing Your Mortgage

You will need financing to buy your new home. There are many mortgage companies out there to help you find the proper financing to fit your budget. Your realtor can be a big help in finding the right lending institution and aid you in your decision on the best mortgage company for your needs.

Selling a Home

Selling your home takes time, especially when you're faced with a real estate downturn as many areas have seen in the past year. Selling a home also takes time and energy. Before you even put your home on the market, you will need to make sure that it has "curb appeal". You will need to fix anything that may deter a potential buyer from considering your property and spruce it up inside and out so that it commands the best price.

Once you have prepared your property for sale, you will need to decide on whether you're going to sell it your self (FSBO) or whether you are going to go through a realtor. There are pros and cons to both methods. FSBO takes time, energy, and resources that you will have to provide. Finding the right real estate agent can be frustrating and take time too.

Setting your price can be tricky. Your price will be determined by a number of factors such as the condition of the house, the number of bedrooms and baths, the neigborhood and school system, and of course, that all important location. Comparable properties will enter into the formula too.
