by Jim Bruce

Realtors are looking for new methods and techniques to sell their clients' homes for the best price in this down turned market. The have long known that appearance and curb ability give the best first impression to the prospective buyer.

Professionally done home staging is the newest twist on this old sales practice. If home staging is done correctly and at the right time in the home sales process, the asking price can be raised upwards to the high side of the price point range. Usually, this price will be met with little resistance by the buyer because of the pleasing appearance of the home.

What is Home Staging?

Home staging is the feng shui of real estate marketing. This technique prepares the property for sale by evaluating both the inside and outside for proper eye-appeal, then makes the home and property more appealing by adding props that enhance each room and makes the home more saleable. This is not the old clean and paint strategy that realtors tell the seller to perform before showing their home.

Home staging is creating a positive impression on prospective buyers by properly placed furniture, coordinated table settings, beautiful complimentary linens, and color matched and coordinated accessories that give a cozy, inviting feeling to the home. The buyer is left with what it would feel like to live in the home and not with how much work and money it would take to make it livable and bring the home up to their standards.

There are many levels of service that sellers can take advantage of when having their house home staged for sale. These range from a simple consultation about what needs changing and enhanced to the complete furnishing and decorating of a home for sale that is already vacant.

Home staging is a cost effective means to bring the value of a home up and get the asking price you intended. You won't have to spend thousands of dollars to make the home show better as it's the little things that set the mood.

Realtors Are Teaming Up With Professional Home Stagers

Many realtors are recognizing the importance of working with the professional home stagers in their market area. Often they are offering staging as part of their realtor services. The benefits of boosting the asking price and hastening the sale are recognized as well worth it. It's the edge that sets the home apart from others in a highly competitive market.

Professional home stagers know how to work with the flow of a home to make it more appealing and raise the asking price. Some realtors have made partnerships with their spouse or other family members to offer home staging to their clients.

Home staging is a win-win proposition. Listing agents get to offer a cutting-edge technique that sells properties for more. They earn more commissions and sell more properties. Home sellers win too. They sell their property faster and for a higher asking price. This is a big plus in our current down-turned real estate market.
