Cultivating Word of Mouth Advertising is an Important Aspect of Realtor Marketing

Realtors deal mainly on the local scene with their marketing efforts. Word of mouth advertising becomes very important to the realtor because returning clients are few and far between. Therefore it becomes a necessity for your current real estate clients to spread the word about how well you did your job for them.

Word of mouth advertising is free and can be cultivated at every step in the marketing process. In fact, it's essential for the realtor marketing scheme to include word of mouth advertising to gain new clients and sales.

Customer satisfaction is the key to them spreading the word about you through word of mouth advertising. Your real estate business will gain strength and increase business if you pay strict attention to this detail.

The easiest way for the realtor to cultivate word of mouth advertising in the marketing process is through constant communication with the clients. Real estate customer dissatisfaction mounts with the lack of communication with their realtor.

Keeping the client informed along the process of selling or buying process goes a long way in the communication process. Many realtors feel that they don't have the time to constantly call their clients and explain where they're at in the sales scheme.

But, this doesn't have to take time if it is automated. In the internet age, automation of emails is relatively simple. There is a variety of autoresponder software available to the realtor or autoresponder services that can be employed. The realtor needs to obtain the clients email address and prepare a "sequential autoresponder series" that sends out pertinent communication at the important steps along the sales process.

Autoreponders can also be set up with pre-made answers to the most asked questions that the clients have. These can be sent when the client wants information about certain aspects of their property sales.

The realtor can also prepare emails that explain how the client should prepare their house for sale, the steps in buying a home, and other important aspects of the real estate process which are sent at regular intervals to the client.

Important dates in the sales process should be given special attention and the customer should receive an email on these occasions. You could even give the client a special gift or discount certificate on these special occasions. This will go a long way towards the communication process and the cultivation of word of mouth advertising.

Realtor marketing techniques should also include sending the home buyer listings of property on the market that meet their needs and specification. The seller can receive a listing of properties which have been sold in their area for comparison of their asking price and what housing is actually going for.

Upon closing the deal, the communication shouldn't come to an abrupt halt. Word of mouth advertising by satisfied clients begins here so the client familiarity should continue. The realtor can send emails with relevant information about fixing up the property, deals on special household items, community events, etc. Anything to keep in touch and further the client relationship.

Birthdays can be acknowledged through emails and gift certificates. Calendars can be sent yearly. Holdiays can be celebrated with gift deals. The realtor can often benefit directly with these by becoming affiliated with other businesses that give them a commission on gifts sold and potential customer referrals.

When the realtor marketing and sales process is enhanced with great, informative communication your clients will feel good about referring you to their friends and relatives. Their personal testimonials about how good you treated them and how you helped them obtain their dream come true is the best word of mouth advertising your real estate business will ever get.

Cultivate word of mouth advertising through constant communication with your real estate clients and you will go a long way to expanding your realty business.
